Good news may be coming soon. The Fed and the Bush Administration are doing what they can to keep the country from falling into the much feared recession [author shutters]. The US is trying to pull a deal together to help out in the subprime arena with banks and Bernanke has hinted to lower rates. Wall Street has acted very positively upon hearing the language.

Home owners, new home builders, and bankers will be holding tight to hear the outcome. The real estate struggles across the country may ease some with the right solutions.

Getting Extra Life Out of Seasonal Plants

When shopping for plants for the holiday season there are some tips for keeping them alive and around for a longer period of time. The Las Vegas RJ reported that there are certain plants and conditions that help prolong the life of a plant. Here is the summary of a few of those tips:
  • Avoid any plants displayed on cold pavements or in drafty locations.
  • You want the soil mix to feel slightly moist to touch, not bone dry or water-logged.
  • Inspect the plant for any signs of pest infestation, or poor growing practices.
  • Large gaps between leaves suggest the plant was held too long in inadequate light.

There are some 40 or so ideas on how to keep a plant healthy and living for as long as possible. There are tips on bringing them back next season as well.

Las Vegas Realtor Reaches Milestone of 100,000 on Active|Rain

I did it! I finally reached 100,000 points on ActiveRain.

When I created my Las Vegas real estate agent web site I pushed to find a way to make it successful. I have never paid a dime for SEO and want to keep it that way. I want to promote the site myself to stay in touch with client needs and the market. So, I started out with link exchange, which only provided minor results. Then, I signed up with various networking communities, which provided minor results. Then, I tried blogging and again found minor results. Together these activities were helping considerably but not enough.

Then, I found ActiveRain. I set up my account and started blogging there. Within weeks my site was climbing like crazy for real estate related search terms for Las Vegas. Since then, I set a goal to reach 100k points on their site. It represents a ton of work but was worth it. My blog there has generated a ton of traffic to my site and I have created some cool relationships along the way.

Yesterday, my business partner posted a blog which pushed me over the 6 figure mark and helped me reach my goal. Thanks Nate!

I plan to slow up just a bit, posting once daily instead of 10 times a week. It takes 15 minutes a day to really make a difference in the business.

Foreclosures Dangerous for National Economy

Today multiple news reports were released about the national foreclosures situation. We have seen how it has impacted wallstreet but what may not be as appearant yet is the impact on major cities. As people struggle to keep a mortgage payment together the economic effects are considerable and over time could cause major problems for cities and the country as a whole. As people cut back considerably on their spending, the overall money circulated decreases and the economy slows.
The president of the U.S. Conference of Mayors said a rising tide of foreclosures threatens to "break the back of our national economy." -Source

It will be interesting to see what policy changes at the corporate and national levels are made to aid struggling home owners.

Las Vegas School District Plans to Build 73 New Schools

Las Vegas is part of the 5th largest school system in the US. There is a new proposal to build much needed schools in the valley to accommodate new residents moving to Las Vegas as they rent or purchase homes. The proposal is a $9.5 billion 10-year plan to build 73 new schools.
"This represents the continued growth that is on the horizon" for Southern Nevada, Rulffes said. "It also represents a program that could be sustained without a tax increase." - RJ

Currently the district is building under a plan from 1998 for $3.5 billion. The board is expected to finalize the wording for the voter ballot in January.

The Eiffel Tower in Las Vegas

We were with friends last night who recently visited the Eiffel Tower down on the Las Vegas Strip. They took the elevator to the top to watch the fountains at the Bellagio and see the other sites. I guess it costs $8 or 10 per head so people usually hang out up there to get their money's worth. The landing is caged and safe and there are binocular units there, although it sounds like it is best to take your own. The kids said the best part of the event is the ride in the glass elevator on the way up. At the heart of the Strip it sounds like quite a time.

Realtor® Kits for Real Estate Agents

As a Las Vegas Realtor®, I often find need of tools, tape, etc. About a year or so ago I put together a makeshift "Realtor Kit". It has screw drivers, duct tape, tape measure, pocket knifes, flashlight, pliers, sharpie markers, among other commonly used items.

I found that while showing homes or taking a listing or piecing together a project in the office there was consistent need for handy tools. I looked around for a kit specific to real estate agents but couldn't find anything. I'll bet someone could make a little business out of supplying agents with ready made kits.

Ground Breaking for Las Vegas City Crossing

Plise Development has broken ground on a large project near the Henderson Executive Airport. It is called City Crossing. It will be considered mixed use with 1 million square feet of premium office space, 1 million feet of retail, restaurants, and 2 boutique hotels as well as 2,500 residential units.

It is anticipated to serve much of the southern end of the Las Vegas Valley. It is targeted toward the afluent communities in the area.

It will have 25 acres of parks, some 41 buildings with more than 6 million square feet of usable space. The project is anticipated for completion in 2015.

Black Friday Hype

This time of the year is always interesting when it comes to shopping. Santa products started popping up weeks ago. Now the trees are coming out. And, now on to shopping. Stories of the Zune selling out in hours as mad shoppers run through stores. The Las Vegas malls are packed. So, what to do? Here are some tips for surviving Black Friday: Tips. I found a couple to be particularly helpful:
  1. Shop on the net - You can find great deals online if you invest the time.
  2. Don't go shopping - There will be plenty of deals over the next month. Take your time and be patient.
  3. Do your homework - Not all deals are as good as that flashy price tag claim. Often, there are places to pick up an item that's always on discount.

I guess the point is to not let the emotion get to us. There are great deals out there and we don't necessarily need one day to get them all...

Professionals Use Smart Phones to Be Productive

As a Las Vegas real estate agent I find great value in tools that make my life easier. My cell phone contract at Verizon ended so I opted to leave my treo and go to a Windows Mobile product. I searched around and found one to settle into. I chose the Samsung i760. The reviews for it have been outstanding for the most part. I wouldn't say the phone is perfect but they are getting close.


It has a slide out qwerty keyboard for texting, email, and note taking. It comes ready to roll with MS Word, Excel, and Powerpoint. It allows you to pop your email from most servers. In fact, I can get my Yahoo mail, Hotmail, Gmail, etc. It comes with the Picsel Browser which allows you to look at web sites as if they were on the iPhone. It's voice recognition software is very handy when on the road. You hold down a button and say "Call [name] on mobile" and it dials the number. You say "what is my battery level" and the voice says, "Your battery level is x%". You say "Open Word" and it does. You tell it to "play music" and she asks you what kind. You respond "any" and she randomly selects a track. And, considering it's a phone, the speaker sounds great. Bluetooth works better than the Treos.

The best part is that as a Realtor I can access the MLS, Top Producer and other CRM tools. I can look up maps easily etc. So far I have been very pleased with the phone.

The only drawback is that the earpiece sounds a bit "tinny" unless you use bluetooth. Other than that I would highly recommend the phone on your next upgrade from the treo or any other handhelp pocketpc.

Las Vegas Organizations Close Down for Thanksgiving

It is common for organizations including businesses and government offices to close down for holidays. The Review Journal listed several of the Las Vegas organizations that will be closed down this year. Some include banks, state offices, post offices, the school district, some utility companies, etc. Some are closed on both Thursday and Friday.

There will be a lot of traffic to the McCarran Airport so they are recommending 2 hour predeparture arrival at checkin.

Turkey Causes Sleepyness: Myth or Fact?

Every year families fill their homes with company and get after a big ole turkey. Then, ritualistically we find the nearest couch or bed and snooze for hours. It's the turkey's fault right? Nope. It's supposedly a myth. The component in turkey that is blamed for drowsiness is also found in other meats and cheeses...in the same proportional quantities.

However, there are factors that make us seek out that resting ground. A huge meal among others causes sleepiness.

Not surprisingly, I will still use the excuse and blame it on the turkey when I have the choice to clean up the kitchen or obey they driving desire to nap. "Well, that darn turkey made me sleepy again. I think I'll have to lay down and sleep it off."

Ellen Films "Really Big Show" in Las Vegas

We watched Ellen's Really Big Show, which was taped in Las Vegas at the Caesar's Palace. It was OK. There were some really talented performers but it seemed a little dry considering it is a huge variety show. We have seen better. What I was stunned with was the size of the crowd. The place was packed and the audience seemed to have a great time.

It was very colorful and had acts ranging from acrobats to comedians to jump ropers, etc. It's worth catching on TV.

DR Horton Reports Quarterly Loss

DR Horton has reported a quarterly loss. Tight lending restrictions have pushed the largest home builder into a loss this past quarter. I don't think many are shocked. We expect the next few quarters to be filled with these types of reports.

Buyers, particularly in Las Vegas, have seen amazing deals come about. Builders are very anxious to move their properties. We have toured many of the communities here in town with clients and prices and incentives are great.

Buyers want to investigate the market with their real estate agent as they look to purchase a new or resale Las Vegas home.

Freddie Mac Seeks Capital

Freddie Mac's stocks fell 25% when it reported that it is seeking new capital after losing $2 Billion in the third quarter. It may have to cut half of its dividend in the fourth quarter. Investor anxiety has risen from the reports.

They plan to tighten standards and raise prices to manage the situation. They are under government restriction and must make policy change in order to maintain that standard. Their core capital was $600 million above the 30% mandatory target capital surplus.

"Without doubt, 2007 has been an extremely difficult year for the country's housing and credit markets and, as our third-quarter financial results reflect, we have been impacted by the deterioration in these markets," company Chairman and CEO Richard Syron said in a statement. "We recognized the challenges facing the mortgage markets, however, and have taken further steps to address them."

Daughtry and Underwood Amaze at AMAs

The AMAs were exciting as two young artists shined. Carrie Underwood and Chris Daughtry walked away with several awards. The 2 American Idol finalists have leapt into the spot light. Underwood has been on a winning streak in several of the awards venues.
“Thank you fans for going out and buying this album. You guys are amazing,” she said. “This is one heck of a night.”

Artists like Celine Dion (currently set up in Las Vegas), Lenny Kravitz, Duran Duran, Fergie, Maroon 5, and others performed.

Las Vegas Property Taxes Paid for 2007

Many first time home buyers are not familiar with property taxes. When they purchase Las Vegas real estate they are in for a little lesson. However, the county is fair when purchasing mid-year. The new home owner is only required to pay for taxes accued during their initial period as homeowner. In other words the amount due on the home is prorated for the year. So, if you close on a house today you will pay for about 1/2 a month. The seller will be responsible for the portion due them. The title/escrow company will usually do a good job of making the numbers work correctly.

Reverse Mortgages to Be Used with Caution

Reverse mortgages are a financing method for people to get to the equity in their homes. Often retirees will consider such a plan to suplement their funds. For some it works but it's not for everyone.

The way it works is a home owner finances their home with a lender and the payments are paid by the home equity meaning the owners value in the home decreases creating a larger amount owed to the bank. At some point the owners home is sold and the bank is repaid and any remaining equity is cashed out.

Keep in mind that the growing loan must be repaid. There is a chance that the equity balance diminishes greatly and the owner finds him/herself in trouble. Be sure to consult with a team of professionals before you consider this option. You want to be sure you have protected your assets.

It's Fall and It's Cooling in Las Vegas

Like the number of real estate listings, the weather is cooling in Las Vegas. From summertime ranges of 74-106 degrees we are quickly cooling in the desert air to the mid-40s and mid-60s. For the last couple of months it has been very comfortable but we are seeing the temperatures sink and fewer and fewer people are moving about in shorts. It is refreshing to some who struggle in the constant heat.

For me, I enjoy the season change. I wouldn't even mind a bit of snow here and there. Many people love the valley because the winters are so mild. It's a big deal when it freezes during the winter and many are glad that low temperatures are not an annual norm.

Your Home's Price - Tomorrow

Yahoo reposted an article by CNNMoney.com explaining the future of real estate. Many have been shocked by the rapid rise in prices a few years ago and the rapid decline in many parts of the country. Well, where does that leave us for the future? Summed up, if we wait out the storm, we'll be fine. If we act at the right time we'll be very well off.
"Over long periods housing, like stocks and bonds, follows a set of economic fundamentals. No matter how far prices get unhinged in a speculative craze - and we've just witnessed a blowout - those basic forces eventually regain their grip."
Markets oscilate, right? It just so happens that speculators drove many of the prices of this last boom. Timing was key. Those who bought at the right time did very well. Those who didn't, well, we know what has happened to many of them. With ready access to key information be prepared for another wave as markets heat up again.

Remodeling Your Las Vegas Home? Keep it Simple

Fixer-upper homes are sought after by many in Las Vegas. Investors swoop in and buy them up and turn a profit. While there is money in major remodeling of trashed out homes, remodeling a nice home can cost you in the end. At this point in time, keep upgrades on a small scale.

Yahoo provides us with a look into some of the returns on investment from home remodeling.
"...minor remodels of rooms are paying off more than expansive room improvements, according to the 2007 report."

Recouping the costs at the time of sale is the goal. Be sure to talk to a professional like an appraiser or a real estate agent before spending a ton of money on a remodeling project, especially if its soul purpose is to prepare the home for sale.

Las Vegas Restaurant Report

When it comes to eating out and having a good time, there are few better places than Las Vegas. The RJ released a restaurant review highlighting many restaurants...not for their class but for their demerits. The restaurants received a grade based on the review. It was interesting to see why some of the establishments received poor grades. Toward the bottom of the list are the A restaurants.

There are eateries in the valley that considered top class. Many of those on the strip are fabulous. In fact, last year, it was reported that hospitality (including rooms and food and beverage) grossed more than gaming. That trend is expected to continue.

First Class Living - In the Sky

A couple of weeks ago I was on a business trip and we decided to take Virgin America. We ended up on first class. I don't think I've every had a flight seem so short. We boarded and immediately began playing with the gadgets. First class is much better than coach. We turned on the massagers, laid back the oversized chairs and put on our favorite private movies. We could listen to music, watch TV, etc.

We had a blast. In contrast, we came home on coach. At 6'4 we were both cramped into the seats. We didn't have the same luxuries.

Real Estate Teams

When buying or selling real estate it is often beneficial to work with a strong team. Agent teams are often better able to manage your needs and service you in the best way possible. If a team is set up correctly then certain parts of the business will be assigned to individuals strong in those areas. Individual real estate agents have to be at least competent in every aspect of the business. Teams will find people who are good at specific parts (i.e. contract negotiation, marketing, operations) just like any other business and they will have those people do what they are good at.

A team also has fewer feast or famine months so they are concerned more with you buying the right house or selling your house correctly instead of just getting the deal to go through. Be sure to interview your team and ensure they are on track with your goals.

A Good Appraisal May Be a Big Challenge

As home prices dip lenders struggle to make the appraisal work. Constant scrutiny in recent months has made it a challenge even for some with great credit to get a loan. It is more important than ever to have your ducks in a row and strong credibility.

Appraisal comparables are now required by many to be very recent. In some cases the comps must come in from the last 3 months. Lenders don't want to approve too much compared to the property value.

The up side is that buyers are protected too. If professionals in the banking industry are strict it only helps the buyer stay out of trouble. There are many safeguards at this point. As the market swings back restrictions will become looser but remain tight enough to keep the industry in check.

New GLVAR President Expresses Optimism for Las Vegas Housing Market

Congrats to Patty Kelly, the new GLVAR president. She has been in real estate for some 30 years. Her biggest challenge for this coming year: how the public sees the Las Vegas housing market. Real estate has suffered some in recent months, which is a good thing for those who are making purchases. They are getting great values. However, many are hesitant because of news surrounding housing in general. Among other Realtors in the area she sees a much different view:
"Las Vegas has a strong and diversified economy and we remain one of the fastest-growing areas in the country. We will concentrate on re-enforcing our message to consumers that real estate is still your best long-term investment," she said.
She has a great support system and a strong future as the city ramps up for a much stronger market.

Las Vegas Frontier Brought to an End

The 16-story Las Vegas New Frontier casino was brought down to give way to new projects. The hotel/casino was the second property to open on the Strip. It will be replaced by an $8 billion megaresort.

It supposedly hosted Elvis Presley's debut and was the first themed casino. It was known for its cowboy village appearance, cheap rooms, and low key environment.

The real estate will be replaced with a hotel of some 3500 rooms, private residences, etc.

It came down with 1000 pounds of explosives.

Benefits of the Las Vegas MLS System

The Las Vegas MLS system is indicating a seasonal changes. It seems that as the weather cools, so does the desire to sell a home. The cycle is pretty predictable, as indicated by the listing graphs.

There are some great tools to take advantage of in the MLS. Get with your Realtor to see the features. Agents can track homes sold, homes for sale, price averages, days on market, etc. They can also locate a home by area, including zip code, street, community, and arbitrary radius or rectangle. The Multiple Listing System really is the best way to find available housing as it relates to other options. Its reports are invalueable.

Las Vegas Station Casinos Are Privately Bought Out

The Station Casinos in Las Vegas have been bought out by a management-led team. The company has been publically held for years and listed on the NYSE. The equity is no longer available for trade. Reportedly, private funds (along with some public financing) were used in the $5.4 Billion deal.

"Company executives also said Wednesday that, other than being delisted by the NYSE, the buyout should have little noticeable effect on the company."

Some of the stake holders are from the founding family. They have increased their share considerably.

Las Vegas Economic Update

Southern Nevada's economic condition was revealed recently. Considering all of the hype and naysaying about the housing market, among other factors, the economy is very healthy. The predicted city growth based on projected employment needs will stimulate the city considerably in coming quarters. The housing correction will resolve at about the same time the huge projects around the strip as well as throughout the valley will be complete.

It will be exciting to watch the next couple of years unfold. As Las Vegas real estate changes direction again, huge opportunities will be in place for those who have invested wisely.

National Realtor Convention in Las Vegas - Nov 13-16

The National Association of Realtors (NAR) is holding its annual convention. It will be held in Las Vegas at the Las Vegas Convention Center. Some 30,000 Realtors are expected to visit the event.

It is entitled "No Limits" and will have hundreds of programs, networking opportunities, cutting edge technology, and more. It is supposed to help us achieve limitless business growth, limitless fun, and limitless opportunity.

There are supposed to be some 700 exhibitors on site to answer questions, sell their products, etc.

It will run from Tuesday through Friday at the Venitian.

You can expect to see quite a handful of Las Vegas real estate agents there.

Las Vegas Board of Realtors Donates to the California Board

The fires in California have sparked considerable aid contributions from many groups. The Greater Las Vegas Association of Realtors (GLVAR) has donated to the California Association of Realtors disaster relief fund. Las Vegas Realtors are supportive of the restoration. Most of us can only imagine what it might be like to lose everything. It is good to help out.

This is the second recent donation. In August the board also donated to the South Tahoe Association to help out.

Supposedly, if you would like to donate to help out, there are numbers and addresses to contact or send donations.

America's Wealth Report

Supposedly, every 3 years the Fed does a study to determine how wealth/viable US citizens are. Surprisingly, it doesn't take much income or overall wealth to rank in the top percentiles. Many of us thing you must be worth millions to rank as rich or make hundreds of thousands of dollars. It's not what we'd think.

According to the report:
If you and yours are bringing in $40,000 a year, you're doing better than half the households in America...If your household income is $170,000, you're among the nation's top 10 percent wage earners...Anything in six figures means you're in the top 20 percent...
Interestingly, the amounts are per household not per individual. For net worth (anything you have in equity or of significant sustainable value minus debts and liabilities) the figures were surprising as well.
Across all households, the national median net worth is $86,000.
Though the report was very interesting, I think it very important to remember that while we may struggle to climb the ladder and stay on top of our finances we are fortunate to live in a country where this is even a stat to track. In many countries $1 a day or less keeps you alive. We're very fortunate to get to do what we do and live as we do.

Summary: Prices continue to drop as the market continues to correct. However, Las Vegas, compared to some cities remains a strong real estate market.

Patriots and Colts Bring Droves to Las Vegas

The New England Patriots beat the Indianapolis Colts this week end in arguably one of the greatest regular season games in history. However, it was close enough that some feel they lost, at least in the spread. Las Vegas sports books saw huge crowds. Some as large as Super Bowl crowds.

Brady and crew pulled it out in the end to remain undefeated agains Manning's brood. However, since the Colts were seen as underdogs they were spotted a few points. The game total score was under 57 points too helping out the books.

As a Realtor in Las Vegas, I rely on technology to make my business more efficient. I bumped into an article recently that may help other professionals in case of the event of drink spillage on a laptop. There are a few tips that can help:
  • The first thing to do is to cut the breaker of the outlet the machine is plugged into
  • Take off as many periphrials as possible
  • Clean and dry as much surface area as possible

Forbes Ranks Las Vegas Fastest Growing City

Las Vegas reportedly ranks as America's fastest growing city. Since 2000 it has grown some 30% in population. New home builders have been developing real estate in the area at a frenzied pace. Until recently real estate agents had all sorts of options for finding buyers and sellers. Though the market has slowed some, the city is still growing at a considerable pace.

Last week we were in Mountains Edge and saw a hand full of communities. There are no signs of halted development in the valley for years. We saw some great homes at great prices in great locations.

The growth of the city has brought amazing economic growth, many jobs, and considerable diversity. It is expected that the valley will continue to grow at a considerable pace over the next few years.

Las Vegas Seeing Signs of Another NASCAR Event

Following the success of the last race, NASCAR may be coming to Las Vegas again. The March race this year drew a sellout crowd of 140,000 people and an economic impact of nearly $200M.

Bruton Smith the largest shareholder of Speedway Motorsports has wanted NASCAR for years. He has scheduled a new conference where it is believed he'll make the announcement. They are likely to move the race to Vegas.
"The race brings more money into the area than any other sports or special event," said Pat Christenson, president of Las Vegas Events.

The speedway is just one of the great recreational activities in Las Vegas.
