South West Ranch is located near the southern tip of Summerlin. It is surrounded by many of the fine amenities of Las Vegas. Access to these amenities is provided by main roadways nearby. Great shopping centers, business parks, trails, parks, etc. are all around.

Las Vegas Stratosphere to Be Sold

The Las Vegas Stratosphere is set to be sold. Reportedly, it will sell for some $1.3 billion. The history of the Las Vegas casino is interesting. The project was not highly favored when it was developed and during construction there were some major issues. A man named Carl Ichan saw the investment opportunity and made the purchase. It is anticipated that the project will net his company around $1 billion. What an investment!

Other resort projects and developments are in progress and others are in planning stages.

The Las Vegas Population at 1.9 million

Reportedly, the population of the Las Vegas area is at 1.9 million residents. That's up 5.3% in the last year. Clark County added some 97,000 people averaging around 8,000 new residents per month.

It is anticipated that the population will continue to grow at similar rates. What does that mean for real estate in Las Vegas? Well, the city needs somewhere to put them. Whether they buy a house themselves or lease from an investor home sales will continue in strength.

SalesTraq's Larry Murphy Speaks on Las Vegas Market

The overall message: The real estate market hasn't bust - it is in a healthy, normal real estate cycle. The cycle will help buyers and we likely won't be seeing a meltdown.

It's true that sales are down, but that happens. The good news is that prices haven't plummeted as many suggested. They have remained steady, flat. The Las Vegas market is resilient. There are many positive factors driving the city's economy and residents are able to take advantage of homes that have kept their value.

Inspite of a flat market and a large, growing inventory Murphy's outlook is positive, '"...we may be at or near the bottom," he said. "Even with the repos, we have month-over-month sales gains, the highest number of new home permits since August and prices are still relatively stable."'

He reported that some 13% of nearly 3,200 home closings in March were bank repossession sales. Though alarming, it's not completely unexpected.

'"It's good for buyers," he said. "It's going to improve affordability a little bit. This is a good cycle."'

MGM-Mirage Empire Expanding

MGM-Mirage is buying yet another property on the Las Vegas Strip. The property belongs to the owners of Sahara. It was the location of the first hotel on the Strip: El Rancho Vegas. The casino hotel burned down in 1960 and has been vacant since that time. MGM-Mirage is reportedly paying $444 million for the Las Vegas real estate.
It is anticipated that a mega resort similar to City Center will be developed.

Kyle Canyon is located in northwest Las Vegas off the I-95. It is the outskirts of Las Vegas and is just south of the turn off towards the Kyle Canyon.

Squidoo Lenses and Real Estate

There many ways to get your word out. AR is one of the best. I figured I'd give a try to one I have seen around but haven't yet used. It is called http://www.squidoo.com/. It isn't exactly intuitive how it is to be used but I think the idea is that you set up a lens focused on some topic and then maintain the resources on it. I set up multiple lenses to experiment with the SEO from each. Each lens has a specific focus and has information and resources linking to articles I have already written:

It is interesting how each gets scored. They like content and they like traffic just like any other community site. It will be interesting to see how these things do as they age on their site.

The Sun City Communities, Las Vegas, NV

Sun City communities are unique options for active seniors. Las Vegas hosts multiple Sun City communities providing seniors with great options. Many of the residents are retired. Many love golf, social events, quiet living, great views, etc. Sun City offers great amenities to the right people.

Sun City is age restricted. The home owners association for each community has its guidelines. For the most part, if at least one resident in the household is at least 55 years old or older the household qualifies. Typically no residents underage (not adult age) may reside in the community. These restrictions allow for a quiet, calm, mature pace of life. Residents can retire and take a breath.

Las Vegas Market Watch (2007 March Month End)

The Las Vegas housing market remains flat. Prices are moving very little and houses sold stats are moving little. Sellers continue to give great deals as buyers negotiate great terms.

Las Vegas Listings: (view chart)
In mid-march the number of Las Vegas home listings set a new record (view listing chart). There are more resale homes, condos, and town homes on the market than ever before. With such great option buyers are choosy when shopping for a great property.

Las Vegas Market Strength: (view chart)
As the average days on market stats have risen over the past few months along with little change in median sales prices the market strength indicator shows the market sitting at a flat level.

Las Vegas Resale Homes Sold: (view chart)
The number of resale homes, including condos and town homes, was up for March compared to January and February. The spring selling season will heat up some as buyers plan for school to let out and warmer weather.

Homes, including single family, condos, and town houses, retained a consistent median price in March compared to January and February. Prices have been flat throughout 2006 and are expected to remain flat for some time due to the high number of houses for sale.

Las Vegas Hosts its First Grand Prix Race

Las Vegas blocked off its streets down town and put up barriers for the Champ Car World Series. The Grand Prix drew huge crowds with the buzz of grand excitement.

The Las Vegas circuit is one of only 15 city-hosted circuits. Its track is supposed to be a fast track because of the wide streets.

Las Vegas News 3 reported, "Race fans from around the world are in town and organizers say this three day festival will have an economic impact of more than $75 million."

Hundreds of volunteers were used to work at the track. Special events took place in appreciation of these volunteers.

Many fans enjoyed the excitement. The roar of loud engines attracted many to the stands or street side views. It appears the race will happen at least for the next few years.

Desert Shores Communities

Desert Shores is located in the northwest just north of Summerlin. Several large man-made lakes are surrounded by lush green parks and private homes. Fabulous Las Vegas homes are available as lake front property. Homes are sold in a range of prices to accommodate many styles and tastes.

Lebron James Builds His Castle

Lebron James, one of the NBA's newer phenoms, has set a goal to become the first athlete billionaire. As an amazing asset for his portfolio James has decided to build a mansion...er...castle. Hail King James!

Yahoo reported:

"AKRON, Ohio -- LeBron James' 35,440-square-foot house under construction in nearby Bath Township is shaping up as a castle fit for a king -- with a theater, bowling alley, casino and barber shop.

"The house in a suburban location 20 miles south of Cleveland is due to be finished next year. It is being built on 5.6 acres of land purchased, along with an 11-bedroom house, in 2003 for $2.1 million."

Though the price of the house is a relatively small amount when compared to some other markets, 35,000+ square feet is baffling!
